Survey

Home Information Packs (HIPs)
Currently all houses in England and Wales require a Home Information Pack (HIP). This is the responsibility of the person selling the property to organise. These packs have to include an Energy Performance Certificate (EPC) which gives advice on cutting fuel bills and carbon emissions, the local authority searches and proof of title.

Mortgage Valuations
Before granting a mortgage, a mortgage lender will carry out an inspection of your property to ensure that it represents reasonable security on which to grant a mortgage. Your mortgage lender will use a qualified surveyor to provide a current property value. The fee charged normally depends on the property value or the purchase price, though if you are remortgaging, many lenders will not charge you for a valuation.

Homebuyers Reports
When purchasing a property, we recommend that you also obtain your own detailed homebuyers report; this can be carried out by the mortgage lender’s surveyor or by your own appointed surveyor. For older properties or those with potential serious defects, a full structural survey is a must.

The process is different when buying a property in Scotland, where it is necessary to apply for a mortgage and obtain a valuation of the property before you make an offer to purchase.

Structural Survey
This is the most comprehensive report you can obtain about the current condition of the property and can take several hours to complete. It will provide you with a detailed report on many aspects or defects and is suitable for all types of properties.

Estate Agents Valuations
Estate Agents will usually value your property for no charge. They will value according to recent sales achieved in the local area and current market conditions. These types of valuations are very basic and should be used as a guide only, if you require a comprehensive report please see above for other types of surveys available.
